Carbon Monitors set to become a priority for landlords
Following a consultation that was carried out in 2021 regarding proposed changes to the Smoke and Carbon Monoxide Alarm (England) Regulations 2015, there is overwhelming support for an amendment to the responsibilities of landlords in this area. At this time, it’s only necessary to have a carbon monoxide alarm in a room that contains a solid fuel appliance (such as a log burner, for example) if the property is located in England. However, just short of 90% of those who responded to the consultation expressed their support of a proposed amendment that would require all landlords to install a CO alarm in any room that’s being occupied as living accommodation where a fixed combustion appliance of any fuel type (excluding gas cookers) is used. Interestingly, this also covers boilers, and the government has stated that it’s their intention to bring these changes to fruition.

Carbon Monoxide is potentially harmful – and even life threatening – so the Smoke and Carbon Monoxide Alarm (England) Regulations 2015 act as the main protection available for tenants throughout the UK. As well as updating the requirements for CO alarms to be present, there was strong support – 93% in favour to be precise – for landlords to be compelled to repair or replace the CO alarm as soon as they’re advised that it’s faulty.
In most cases, it’s the responsibility of the tenant to check their CO and smoke alarms on a regular basis, although landlords will also be recommended to demonstrate best practice by carrying out an annual check on behalf of their renters. The likelihood is that the new regulations will come into force across the board, rather than be introduced in phases, which will further protect tenants.
