A helping hand with lettings

A survey undertaken by property website TheHouseShop and published by Letting Agent Today has revealed that landlords are potentially taking a risk in proceeding without specialist lettings advice. With more than 145 individual laws to observe and in excess of 400 regulations that need to be followed, the process of letting a property and ensuring regulatory compliance can prove to be at best a headache and at worst a nightmare. So much so that around 20% of respondents admitted that it was ‘impossible’ to keep track of changes in regulations, while nearly one third said it was ‘very difficult’ and a similar proportion confirmed that it was ‘quite difficult’.
In total 1,237 landlords were included in the survey and two thirds identified compliance with regulations as the most challenging aspect of renting their property, a view with which Andrew Ward, owner of Award Property Management, can empathise. ‘At Award we’re fully behind government initiatives to improve standards and ethics within the lettings industry,’ says Andrew, ‘but there’s no doubt that these initiatives are making it harder and harder for landlords to cope without expert advice.
