New energy efficiency requirements to benefit tenants

There’s some good news on the horizon for tenants, with the Government planning to introduce legislation that will require landlords to hold at least a Band C energy rating for all new tenancies from 2025.

Worryingly, however, one million out of the 1.9 million homes that were inspected in the past five years fell below that grade – that’s about 60% of the UK’s rental properties left out in the cold.

Energy Performance Certificates (EPCs) are rated from A to G and measure efficiency by looking at how well a property is insulated, glazed and heated. Properties are placed into bands depending on their efficiency, with Band G being the lowest or least efficient and Band A representing the most energy-efficient homes.

No home can be sold or rented without a valid certificate, so for Andrew Ward, owner of Award Property Management, it’s no surprise that landlords are keeping a close eye on the issue. ‘The Government has been talking about improvements in the standard of rental homes for some time,’ says Andrew. ‘Bills are progressing through Parliament currently which will have a significant impact on rental properties and therefore landlords and tenants.’ The full story around the new energy efficiency requirements and their effect on the rental sector in general is available here.
