Selling Your Home

When the time comes to sell your home, there are few things that you can do to increase the chances of buyers coming forward. Try to consider the property from a buyer’s perspective and ask: Is this house likely to generate the feeling in a viewer that it could be their perfect new home?

Presentation is key, showing your property in its best possible condition will help people to picture themselves moving in and establishing their home. Try taking a fresh look around your property whilst imagining yourself on a viewing and then focus your preparations accordingly. Some of the aspects to consider are:

Outside

The first impression viewers will have of your home is on their approach, so make sure the garden is tidy, with fences, lawns and paths all in good order. Are there any jobs that have been started but never finished? Get them done so all looks in place. Perhaps give the outside or the front door a coat of paint to freshen it up.

Internally

Think about any DIY or odd jobs that need to be finished off and get them sorted. Loose fixings and grubby or tired fixtures and fittings will be spotted. Make sure all lights work and give everything a clean and tidy through.

Consider whether the décor is likely to generally appeal, you may love the wacky or distinctive colour schemes, but will viewers? A quick paint to freshen things up can work wonders.

Try and make the best of any positive features such as fireplaces etc.

Remember, viewers are coming to see the house, not your things. Try and de-clutter to ensure the home looks as spacious as possible. Try and create a blank canvas that viewers can use their imagination on to see themselves living here.

Viewings

Think about whether you want to be around when a viewer looks at your home, also try if possible, to keep pets out of the way. Make your home feel more inviting by placing some fresh flowers etc. around the place.

Remember that viewers aren’t just looking at your home, they are trying to imagine themselves living in this property, so help that feeling. The smell of fresh coffee is so much more attractive than strong spices, or pet odours.
